The first half of this book is designed to help buyers find and close great. Deals on distressed properties as described in the first 3 chapters.
The general audience for this book includes buyers, sellers, real estate agents and mortgage brokers looking for successful problem solving and closing techniques for distressed properties. These properties include foreclosures, REO’s, short sales and seller distressed properties (homes under-water). All of these situations present unique challenges that require effective targeting, negotiation skills and creative solutions to bring about successful acquisitions.
Although the book deals primarily with buying distressed properties, the second half of this read is dedicated to helping underwater home owners who do not wish to short sell their homes. Since most real estate agents can’t help home owners in this situation, this section offers tips for those who will have to market their own homes with creative financing solutions.
The techniques and steps for selling unmarketable, owner distressed properties (homes worth less than what is owed), are discussed in detail. Real estate agents and loan agents can also benefit from understanding how to assist home owners in this situation.
Additionally, credit and income challenged buyers, who are unable to qualify in traditional ways, can also benefit by using the techniques in chapter 5 to approach sellers who are motivated to sell homes.
