The general audience for this book includes buyers, sellers, real estate agents and mortgage brokers looking for successful problem solving and closing techniques for distressed properties. Finally, the appendix discusses what the options are for those facing foreclosures.  Can one stop a foreclosure from taking place?  Under certain legal conditions, not only can the foreclosure be rescinded, the borrower’s loan can be completely forgiven in some situations!

Unlocking the Complexities of Reverse Mortgages

The Choices for Reverse Mortgages are NOT Obvious. It might be obvious that a reverse mortgage operates exactly opposite of a traditional mortgage. What is not so obvious, but should be, is that the best features of a reverse mortgage are also the opposite of a traditional mortgage.

What does this mean?

It means that the particulars one is looking for in a reverse mortgage are not the same things they look for in traditional mortgage. This ebook will show why reverse mortgages have to be interpreted completely differently than traditional mortgages.

Unfortunately, most loan professionals have not recognized this and are selling these products, to the detriments of their clients, incorrectly. The program a senior takes is determined primarily by 3 things:

  1. Is the reverse mortgage temporary (less than 5 years) or life long?
  2. What are their immediate cash needs and monthly income needs?
  3. Which program maximizes my benefits? In other words, which Reverse Mortgage product allows me to access the most equity in my property.

This is the primary goal and if your lender stresses some other factor over equity access, you are working with the wrong lender and I will show you why.

The Foreclosure Game

What does this Book Attempt to Accomplish and who is it for?

The first half of this book is designed to help buyers find and close great deals on distressed properties as described in the first 3 chapters.

The general audience for this book includes buyers, sellers, real estate agents and mortgage brokers looking for successful problem solving and closing techniques for distressed properties. These properties include foreclosures, REO’s, short sales and seller distressed properties (homes under-water). All of these situations present unique challenges that require effective targeting, negotiation skills and creative solutions to bring about successful acquisitions.

Although the book deals primarily with buying distressed properties, the second half of this read is dedicated to helping underwater home owners who do not wish to short sell their homes. Since most real estate agents can’t help home owners in this situation, this section offers tips for those who will have to market their own homes with creative financing solutions.

The techniques and steps for selling unmarketable, owner distressed properties (homes worth less than what is owed), are discussed in detail. Real estate agents and loan agents can also benefit from understanding how to assist home owners in this situation.

Additionally, credit and income challenged buyers, who are unable to qualify in traditional ways, can also benefit by using the techniques in chapter 5 to approach sellers who are motivated to sell homes.

This concise, how to, guide provides techniques that will yield the reader at least 100 times the purchase price, if used correctly, and up to 6 figures if his or her timing is on target.

Disclaimer: The techniques offered in this book will not guarantee that anyone will make money or secure great deals. Although the information is powerful, it requires skill and hard work that this guide cannot provide. It is up to the reader to apply his or her talents to these methods. The varying degrees of talent that people possess are of course completely subjective. Still, if one possesses the acumen for the methods expressed here, he or she should yield excellence results. This book is for educational purposes only and should not be construed as legal advice.
